Description |
This essay discusses the idea of 'the culture of property' and whether it combines the economic and cultural explanations of gentrification. To explore the idea of a culture of property in the case of Singapore, it examines both what motivates Singaporeans to invest in real estate (e.g. nostalgic feelings, duty, guilt, moral economy, face, filial piety towards ancestors and a way to remember their origins as reasons for investing in properties in China), and the institutions in the property state of Singapore (e.g. the possibility of owning and selling public housing, collective sales legislation that encourages collective profitmaking and the pension system) that increase Singaporeans' appetite for property and make them watchers of the property market. Lastly, the essay discusses the consciousness of evictions and of class differences and notes the random and unfair nature of the property market. It ends with a call for further research on real estate and property development, and their role in increasing urban inequality. |

Abstract |
A significant milestone in the Singapore–India bilateral relations was achieved when tourists from Singapore were allowed ‘visa-on-arrival’ by the Indian government in 2010 on a unilateral basis. This further enhanced the mobility of people between the two states, the momentum for which had already begun more than a decade ago. Interestingly, the visa requirements for mutual travel were only introduced in the 1980s, which meant that the colonial conjunctions that had been created in the 19th and 20th centuries fl owed into the post-independence era bearing strong footsteps of a legacy, and had not disappeared at any point of time. One of the less visible of these legacies was the existence of the Indian business communities in the changing landscape of Singapore in the post-1965 phase. This article will attempt to throw some light on the changing roles, sustenance and progress of these communities in the larger framework of Singapore’s success story. |

Abstract |
This paper examines the impact of uncertainties in the future trends of mortality on annuity values in Singapore's compulsory purchase market. We document persistent population mortality improvement trends over the past few decades, which underscores the importance of longevity risk in this market. Using the money's worth framework, we find that the life annuities delivered expected payouts valued at 1.019-1.185 (0.973-1.170) per dollar of annuity premium for males (females). Even in a low mortality improvement scenario, the annuities provide an expected value exceeding 0.950. This suggests that participants in the national annuity pool have access to attractively priced annuities, regardless of sex, product, and premium invested. Copyright © The Author(s), 2021. |

Abstract |
The globalization trend during the Covid-19 pandemic showed that there are more consumers willing to shop online than visit physical stores. The purpose of this study is to investigate the influence of convenience, service quality, and social factors on consumer online grocery shopping behavior in Singapore during the Covid-19 pandemic. Data were collected from 153 respondents in Singapore via a survey, which was distributed through an online platform. A cross sectional study was applied, and the research instruments used were adapted from several past studies. Research hypotheses were analyzed using partial least squares structural equation modeling (PLS-SEM). The results indicate that convenience (β = 0.360, t = 4.063, p < 0.01) and service quality (β = 0.416, t = 5.495, p < 0.01) significantly influence consumer online grocery shopping. However, social factors (β = 0.042, t = 0.490, p > 0.05) have no significant influence on consumer online grocery shopping. With the help of the Theory of Planned Behavior, the present study has provided support for previous studies as well as clarified the roles played by convenience, service quality, social factors in consumer online grocery shopping behavior in Singapore. © 2022 Conscientia Beam.
